Wow thats awesome Karen!! Yeah no one tells the AG they are bringing chickens lol. Im so excited for you with this house!!! I agree ME. The view from the sky looking down at the house, property, and countryside was simply beautiful! I wouldnt mind living there, BUT, I'm used to not paying state taxes after moving from Georgia to Florida. It was a nice pay raise lol. Sharon has been looking at houses in north central and northeast Tennessee. There isnt any state tax in Tennessee. If we were to move there, we'd have to wait until she is 65 and on Medicare, that's 3 years away.

I get to tell my parents today. Glad my daughter will be with me.
I got the mortgage paperwork and my jaw hit the floor. $5k for closing??? This loan is only for less than a year. So I applied for a home equity line of trust. It looks good and $785 for closing.

I hope everything goes well. As much as nerve wracking goes, it will still be fun. I think I got most of the move sequence thought out, LOL. If all goes well, I could move in 4-6 weeks. Just waiting for my loan, then title search and closing.
We are thinking about moving with pods. I think it's worth the money for the convenience. I think hubs will take the mower and mule up. And I will get the chickens and some fencing. We have a few hundred feet of electric chicken fencing with it's own posts so it's fast temporary fencing.
I even found a Tractor Supply 20 minutes away.

I moved 10 times since i was 18 UGH, that's alot of work moving ME. My last move was easy. Before I moved to Florida, I had a yard sale. What was left over either went to Goodwill or the garbage and I sold my truck. I even donated my Navy uniforms to Goodwill. I gave away alot of stuff to my neighbor and my daughter. I kept a few clothes, my motorcycle stuff, tools and guns/ammo. No furniture, no fishing stuff, nothing else went with me. I knew the person that bought my house and he took all my chickens and merged them into his flock. Everything I had left fit in the Kia, except the motorcycle. Sharon drove me back up to Georgia to get the bike and ride it back. IF we decide to move to Tennessee in a few years, I'll clean house again. But I'm sure I'll have resistance from my wife. Resistance is futile! LOL

Most of it was from when i was 18 - 36. Then the last 4 times was my divorce to an apt, then to a bigger ground floor apt then my current house. I hate moving lol. My divorce move i left everything but my clothes part of a couch and my dogs. Started over with nothing 8 years ago. Left the house behind that i had bought on my own too. Sometimes its better to start fresh . Im hoping i wont move again. I hate moving

So update. I got the inspection report from the Indiana house. Aside from average stuff, we need to address the furnace, hot water heater, older termite damage, and one very leaky wall in the cellar. Hopefully the seller can chip in some money towards it.
I have a feeling that their poor gutter system contributes a lot of excess water to the cellar wall. The gutters actually drain at the foundation!!!! I'm kind of gutter obsessed with houses. I can certainly see that 2 downspouts are draining at the cellar wall, and not out where it should be. That could save a lot of the problem.
On my current home, a guy's company has power washed the outside, and patio, will paint outside and inside, paint patio, and fix tiles in hot tub. My plan is to get this house tip top, and hand it over to a real estate agent. I'll be renting a moving truck and 2 guys to load it, hubs will take the mule and stuff, and I hope to take the chickens in crates in my pickup possibly covered as needed, and hopefully in the moving truck, take some gates, wire, electric chicken wire, and maybe some posts. What ever I can load. I'm glad I have a "coop" waiting and can fence in some quickly and temporarily with the chicken fencing. Otherwise there's fencing already there.
My horse will need to be shipped up when I'm ready.
Aside from packing, I hope to just be responsible for my chickens. LOL

Is the furnace a fuel oil type furnace that has an outside fuel oil tank? If so, I know a little bit about those type furnaces. What's wrong with the hot water heater, too old? Termite damage should be repaired. To me it's a show stopper and I've dealt with it, not fun. In Georgia, termite inspections are required by law prior to the sale of a house. I'm sure it's the same here in Florida. I'm really really glad you got the inspection done Karen. Viable negotiations are on the table with the seller now. Also expect the same to be done at your current house when you get a buyer.

The hot water tank is rusted thru and leaking. The furnace is old and dirty. In NY I know that termite inspections are required by law as well. I think the house I sold in NY was probably loaded with termite damage and some walls were just a shell with little support. At least this next cellar has the whole underside of the house seeable and easy to get to. I'm sure we'll find places that could use some joists "sistered up".

There is no live termite activity. I don't know about the rest, I'll have to look it up. The oil tank is below ground. The furnace is old. The hot water heater is leaking water out the top and bottom. I have planned on putting in an HVAC , more efficient. It seems like the newer homes around there all have that. Then have the oil pumped out and the tank filled with dirt, LOL.
I have those gutter drains here as well.

I don't want to know. All I want to is evacuate it. Very expensive to clean up a leak. Inspectors only check what they can see. But on the previous close disclosure owner put no termite damage, no water problems in cellar, and hot water tank has no issues, all of which are undisclosed problems. So I just questioned them for more info. The son said the cellar wall only leaks with a heavy rain. I asked them now what if it leaks with more than a heavy rain heavy rain?
Everything an inspector lists is by eyesight. Much of it is easily fixed and I can accept that. But I need more info on those things that are not disclosed and should be (without seeming too obvious).
I was approved for the loan but have to wait 10 days til closing. Since i'm "paying cash" i'm trying to cover what a mortgage company would. Questioning those important things plus non disclosure could mean previous knowledge of the cellar.
Just trying to get some recourse in the future if necessary. Not trying to nickel and dime them

Out here in nj if there is an underground tank the banks require it to be removed, so buying with cash is the only way around it. I wont buy a house with an underground tank due to possible leakage

I'm not crazy about those tanks.
Jim, the owner is an older widow who is moving in with her son. I met them.
I'm almost to the point of calling a moving manager, LOL. Boxing up everything is a tedious job. I can't tell you how much i've tossed because I just don't want to deal with it. 2 bdrms upstairs need a bed and night table each.
I am doing one fun thing. One of the upstairs rooms has a built in drawers and vanity. Like I love at grandma's, I will load it full of what-not! Games and do dads that are fun for kids to snoop thru. I got lots of old stuff and tons of cute little boxes.
